Southern Select Villas is one of the most respected short-term rental management companies in Central Florida. We manage homes and condominiums in the most outstanding subdivisions in the tri-county resort areas near Walt Disney World. Whether your desire is to maximize your rental income or just maintain your own personal vacation residence, Southern Select Villas can provide the professional services you will need. We are a member of the Florida Vacation Rental Management Association and Central Florida Property Managers Association.

What are your Management Services?

Let Southern Select Villas be your "eyes and ears" for your Central Florida property. We help make ownership simple by handling the necessary licenses, as well as paying the utility bills related to your property. It's a simple process, an owner establishes an account with our company and we pay your bills from that account.  Owners receive a monthly statement of accounts which details all income and expenses related to your villa. We also have an Owner Services Division to provide prompt response and solutions to all owner questions. We respond to owners within 24-48 hours!! We have an answering service that is available 24 hrs a day, 7-days a week for owners and our guests!!!

How is your Expert Maintenance?

Our Field Services Division provides cleaning services, lawn care, landscaping, pool maintenance and pest control, most of which are provided by our team or in-house personnel for greater reliability and quality control. Our services ensure that your property exceeds the rigorous regulations of the State Inspector while maintaining its investment value.

Tell me about your Rentals and Reservations.

Our first priority is prompt, quality service to both our owners and guests. We believe in honesty and guarantee that our guests are treated with respect and fairness. Our experience and Team of Trained Professionals, know what is necessary for our owners and ourselves to be successful.

Our long standing in the vacation rental management industry greatly helps us provide a consistent level of rental income to each property. Our sophisticated computerized software assists us in maximizing the number of rentals for each owner by rotating each property to ensure each home receives equal bookings. We work in partnership with our owners to generate reservations for their properties (owners may or may not choose to do their own bookings). 

Is the home I see on the Internet the one I get?

Yes, unlike other companies in the area, we rent the specific property you see in full detail on our website. We believe that this is the only way you will be happy with your accommodation. However, should a situation arise were there is an issue within the home that is not safe for a guest, such as the AC unit breaks down during our summer heat when temperatures exceed the 100 degree mark, we will provide you with a home that is comparable to the home you are renting or one of greater value. You, as our customer, are our first priority and we will always strive to provide you with a great guest experience!!

Is this a time share offer?

We are not in anyway affiliated with time share. The homes and condos are owned by individual investors and we manage them on their behalf. You are not in any way required to sit through a presentation. However, if you are interested in this great investment opportunity, we would be happy to sit down with you, and discuss it further.

Is Southern Select Villas licensed by the state of Florida?
 

Yes, we are licensed by the State of Florida (DBPR) as well as Osceola, Polk, Lake & Orange counties as a lodging provider. All of our homes carry the required licensing as well.

What is required to make a reservation?


When you find the vacation villa of your choice you can either send us an email through our contact us page with the information on the villas you desire or speak to one of our Reservationists at our toll free number 1-877-301-3564. When making your reservation all we require is a $500.00 non-refundable deposit, which is applied to your rental cost. The remaining balance is processed 30-days prior to check-in and is non-refundable at that point.


Do you offer group rates and planning?


Yes we do, please indicate the type of group and how many people you will need to accommodate when calling. We specialize in "snow bird" bookings, large groups, including family reunions!


When is check-in & check-out time?
 
 

Your home will be available for Check-in at 4:00 p.m. An early check-in can be coordinated for an additional fee. If the property has a check-out the day of your arrival we will not be able to coordinate an early check-in.

Check out time is 10:00 a.m. A vacation home requires more time to clean than a hotel room, so please help us prepare for our next guest by being on time.

What are your office hours?


Our office hours are from 9:00 am to 5:00 p.m. Monday thru Friday. Our office is closed on Saturday and Sunday, however you are able to check in from our lock boxes located on your desired villa. When you receive your confirmation information there will be key instructions included for the lock box. In any event our 24 hour answering service is always available to assit you in case of emergencies.
 

Do you offer Travel Insurance?


Yes, at an additional charge of 7% of your total.

What is your Change/Cancellation Policy?


If you change your reservation there is a $40.00 fee for any change. No changes can be made within 31-days of your arrival date.

The $500 deposit is Non-refundable. A cancellation within 30-days of your arrival will result in a loss of all monies. All cancellations must be confirmed in writing.


What will we be responsible for when we check out?


Lock the villa and leave the key in the lockbox....it's that simple. Our inspector and cleaning staff will arrive to the villa about 10:00 AM to initiate the clean.


How will I receive my confirmation and arrival instructions from Southern Select Villas?


All confirmation and arrival instructions will be sent via email and or fax, unless email is unavailable. To make certain you receive these emails, please adjust your spam filter to add the domain southernselectvillas.com to your list of accepted email addresses. You will receive a reservation confirmation email within 24-48 hours of making your reservation. Expect a second email with final confirmation and arrival instructions after your final payment has been applied to the reservation, thirty days from arrival. If you have not received these emails and you have adjusted your spam filters, please contact our billing department at 1-877-301-3564 or 863-420-1488.

How many people are allowed to stay in each home?


By state law, occupancy may not exceed what is posted for each home. Maximum occupancy includes infants and children.

The following outlines the maximum occupancy for each home, unless otherwise posted:


  • 3 bedroom sleeps maximum of 6
  • 4 bedroom sleeps maximum of 8
  • 5 bedroom sleeps maximum of 10
  • 6 bedroom sleeps maximum of 12


  • Are the pools heated?

    Southern Select Villas offer Pool Heat with any reservation at an additional charge.


    Do you allow pets?
     
    Although we at Southern Select Villas are all pet lovers, we cannot allow pets in any of the villas.

    Is there air conditioning and heat?


    Yes, all of our homes and condos have central air and heat.


    Is there a fully equipped kitchen in the property?


    Yes, every home has a full kitchen including cooking and eating utensils, refrigerator, oven, microwave, coffee maker, toaster and dishwasher.


    Is there a telephone at the property?


    Yes, there is a telephone at every Southern Select Villas property. Some properties have service that allows free calls to US, CA & Puerto Rico. The telephone number to the property is posted in each home.


    Are linens and towels provided?


    Yes, there are linens and towels provided in each unit.


    Are the properties cleaned daily?


    No, the property is cleaned before your arrival and after your departure. All of our homes/condos are a self-contained unit. You can request Mid-stay clean at an additional charge. For additional information, please call our office.


    Are there cleaning supplies?


    We do not leave any chemicals in the home but there is a washing machine, dryer, mop, broom, dustpan, dishwasher, iron and ironing board in the property. There are starter paper products in the home. There is a grocery store with in 1 mile of all of our properties.


    Are the properties Non-Smoking?


    Yes, all of our properties are Non-Smoking. Smoking is permitted in designated exterior smoking areas ONLY.
